Leased land vs. fee land

In the Coachella Valley, including cities like Palm Springs, Cathedral City, and Rancho Mirage, the distinction between Lease Land and Fee Land plays a significant role in property ownership. This unique setup originates from the history of the Agua Caliente Band of Cahuilla Indians, who were granted large portions of land in the late 19th century through federal treaties. As a result, many areas in the Coachella Valley sit on tribal land, creating two primary types of property ownership.

Lease Land refers to properties where the land is owned by the Agua Caliente tribe, but the structures built on it are owned by individual homeowners. Buyers of these properties lease the land under long-term agreements, usually lasting 99 years, with renewable terms. Lease land typically comes with lower purchase prices for homes, making it an attractive option for buyers looking to invest in desirable areas at a reduced cost. However, buyers must factor in ongoing lease payments, which vary depending on the location and agreement, and understand any restrictions imposed by the lease.

Fee Land, by contrast, is land that homeowners own outright, along with the buildings on it. This traditional form of ownership provides complete control over the property and eliminates the need for land lease payments. Homes on fee land generally have higher upfront costs but are often seen as a better long-term investment due to the stability and freedom they offer. Fee land is also easier to finance, as some lenders are hesitant to issue loans for properties on lease land due to the complexities involved.

In the broader Coachella Valley, the choice between lease land and fee land often depends on the buyer’s financial situation and long-term goals. While lease land offers affordability and access to prime areas, fee land provides the peace of mind that comes with full ownership. Prospective buyers should consult with experienced real estate professionals to understand the nuances of each option and ensure they make an informed decision.
